PRICE INDICATION


The property:

Villa Santai is situated on 36 are = 3600 m2.

The lane leading to the property (120 m long, steel re enforced concrete) was made by the owner.

Villa Santai is a luxury villa complex built to western standards with an environmentally friendly building concept. It is independent of external water supplies, retaining, recycling and conserving app 900 cubic meters of water.

The pitched roofs (steel re enforced concrete) of the villa complex are planted with grass lawns insulating the interior from the heat and reducing the need for electricity.

At present app 334 sq. m of roofed living area are finished, this comprises of the master bedroom, the kitchen and dinning room, laundry room, electrical room, pump room, kitchen storage room, gardeners storage room and gym. Terraced area completed is app 232 sq. m.

The Villa complex is 80% finished, the properties infrastructure is complete and functioning.

The main building comprising of the living room with bar 114 sq. m, open gallery 39 sq. m with it's sunset terrace 9 sq. m, separate kitchen 5 sq. m, washroom & WC 4.5 sq. m, staff WC and shower 5.2 sq. m, and 3 bedrooms, 2 each 54 sq. m and 1 42 sq. m = total 317 sq. m and the terraced area 98 sq. m remain to be built.

6 months is needed to finish the main building.

Should the owner continue the project independently the price will be reviewed.
